Architectural Review Committee (ARC)
Purpose of the ARC
The Hiddenbrook Homes Association has an Architectural Review Committee (ARC) responsible for approving or disapproving all planned changes, additions or improvements to neighborhood houses or certain landscaping (such as fences or retaining walls).
Ways to submit an application
You can submit your ARC application via mail, email, or through the CINC portal.
The application form, with directions, can be found above and under the "documents" tab at the top of the website
When to submit an ARC Application
Exterior changes to your house include, but are not limited to, replacement windows, doors, storm doors, garage doors, sheds, additions (attached or free standing structures), roofing, and paint color, certain landscaping (refer to ARC Guidelines for more details), new fence construction, installation of hard-scapes, expansion or paving of driveways, removal of a fence, replacing a fence and changes to an existing fence by applying pigmented stains.
In other words, if it changes the appearance of your house or lot, you must have approval. It may prevent you from having to redo or remove improvements, construction, landscaping and alterations on the lot if they do not conform to or harmonize with the existing surroundings and structures.
The Architectural Review Committee's decisions for the approval/disapproval of changes and alterations are governed by the covenants and a set of guidelines. These guidelines also govern the care and maintenance of each homeowners property. The ARC and the property manager perform a required yearly, community-wide inspection to ensure compliance. Follow up inspections and response to reported issues are performed on an ongoing basis.
